Secret Technique that not everybody knows about! Generates OFFERS FAST, MLS approved process and often selling properties at 91% to 97% of the fair market value within 30 to 60 days…!
Preparing a home for sale involves a series of steps to make the property as attractive and appealing as possible to potential buyers! No one would sell their used car all dirty and messy... so why would anyone do this when selling their property?
Start by taking down family photos, religious items, and anything that could make buyers feel like they're intruding on someone’s personal space. Remove excess decor, small appliances, and personal belongings. Hide anything of value that can be easily taken during a showing appointment. Reduce the amount of furniture in the property to make rooms feel more spacious.
Have carpets cleaned or replaced if necessary. Polish hardwood floors. clean windows inside and out for better light and clearer views. Scrub sinks, countertops, tubs, and toilets. Ensure all appliances are clean and functioning well. Dust baseboards, ceiling fans, and hard-to-reach corners.
Address leaky faucets, dripping pipes, or faulty toilets. Fill in any holes or cracks in the walls. Replace broken or outdated light bulbs and fixtures. Repaint areas with scuffs, scratches, or outdated colors. Neutral tones are ideal.
Mow the lawn, trim bushes, and add fresh mulch to flower beds. Plant colorful flowers or small shrubs to brighten the front yard. Sweep or power-wash driveways and walkways. If there are cracks, consider filling them. Make the first impression count with a clean, fresh-looking entryway. Ensure the exterior is well-lit, especially near the entryway.
If possible, rearrange the furniture to highlight the home’s best features and create a sense of space. Simple, neutral accessories like throw pillows, rugs, and vases can make a home feel inviting without being overly personal. Open curtains or blinds to let in as much light as possible. Bright homes feel more welcoming.
If the home is empty or the existing furniture doesn't showcase the space well, professional staging can help buyers visualize how the home will look with their own furnishings. Hire a professional photographer who specializes in real estate to take high-quality, wide-angle photos of each room and the exterior.
Get a comparative market analysis (CMA) from a real estate agent to determine the price range for your home. Look at comparable homes in the neighborhood that have sold recently. If you're looking for a quick sale, pricing below market value can attract more buyers.
Be prepared to disclose ALL known issues with the property, such as past water damage, any repairs, foundation issues, problematic neighbor etc... Buyers may want to see records of any major repairs or upgrades you've made to the home.
Try to allow for showings at various times of the day and on weekends to maximize the chances of attracting buyers. It’s best to remove pets from the home during showings, as they can be a distraction or an allergy trigger for potential buyers. Create a compelling description that highlights the home’s best features, including its location, square footage, and any unique or newly renovated aspects.
Consider holding one or more open houses to attract a larger pool of buyers. Although, serious buyers will call and schedule a showing when the home hits the market if they are interested, and I have sold properties in the past with ZERO open houses!
Know your minimum acceptable price and decide in advance the lowest offer you're willing to accept. Be open to offers and evaluate each offer based on more than just the price. Factors like contingencies, closing date, and the buyer’s financial qualifications can all be important.
Many buyers watch home improvement TV shows and want a turnkey property they can buy and just move in! They do not want to deal with contractors to improve a property or just do not have the funds out of pocket to make the upgrades. Some buyers specifically look for homes that are dated and need to be updated. However, these buyers are usually more experienced and or have owned property in the past.
Selling your property quickly and at a fair price... sometimes requires utilizing the secret technique to generate interest and offers FAST! Especially, if your property is dated, did not sell in the past, you need to sell in as is condition without making any repairs or issuing any seller credits to the buyer for repairs. Some repairs are required by law and will need to be corrected prior to close of escrow.
