Need a good Realtor? Per DOJ more than 40,000 consumers allegedly lured into predatory 40-year listing agreements in multiple states. California Attorney General Rob Bonta says, " nearly 1,500 California homeowners were tricked into entering into the unlawful listing agreements with MV Realty.” This company and its broker still show up in a search in the Florida Realtor Association database... even after multiple Attorney General's take action against MV Realty https://members.floridarealtors.org/2259745 . Realtor designation... higher ethical standards... what a joke!

A Realtor who was a Broker with a suspended license was still able to list properties, despite pleading guilty to stealing at least six properties, according to WFLA News. Realtor associations, not the Department of Real Estate, control access to the MLS. These associations lack a system to notify them when a Broker or Agent is no longer qualified to hold a Realtor designation—and they likely don't want to know. What’s the main difference between a realtor and a real estate agent? The main distinction is that Realtors are held to a higher ethical standard supposedly. Real estate brokers and agents who don’t pay up membership fees to Realtor associations… cannot use the title of "Realtor.” While a real estate license is issued by the government, the Realtor designation is specific to members of these associations who are supposedly held to a higher standard and that is the main difference. Anyone holding a government-issued real estate license is authorized to conduct real estate business.. such as representing clients in transactions. The Department of Real Estate... issues real estate licenses and charges a reasonable fee for processing the applications. Licenses must be renewed every four years, contingent upon the completion/passing of the educational requirements and a background check, which includes FBI clearance. Just because a Real Estate Agent has a REALTOR designation.... does not necessarily mean that they are more ethical and or superior to a real estate agent that is NOT a REALTOR! After almost 20 years, I do not want to be a realtor anymore! When I first received my real estate license back in 2006... my broker told me that I must be a realtor to work for their brokerage. Fast-forwarding to now and I do not want to be a realtor anymore! Just a real estate agent with my government issued real estate license. To NOT be a realtor.... and get MLS access... a salesperson needs to find a Broker that is not associated with any Realtor Association or what is called an MLS-ONLY Broker or Association Free Broker. This is not easy to accomplish for a salesperson…. and may need to use a Broker out of their immediate service area. However, if you have a Broker’s license... this is much easier to accomplish as you do not need to find another Broker to hang your real estate license under… like a salesperson and any Broker can easily separate themselves from a Realtor Association. The CRMLS allows the Realtor Associations to control MLS access for Brokers/Agents and other professionals... For a salesperson... if they cannot find an MLS-ONLY Broker or Association Free Broker... their only option is to hang their real estate license with a Broker that allows them to PARK their real estate license… which means they can no longer fully perform their government issued licensed activities and can only do referrals. They can not represent any clients! Even if a salesperson is successful at finding an MLS-ONLY Broker or Association Free Broker.... the cost to access the CRMLS and use the California Association of Realtors legal forms to conduct transactions.... far exceeds what it costs to be a Realtor with CRMLS access and C.A.R Legal forms, electronic signature system etc... After extensive effort and research there is another option for FREE legal forms to use per a call to both sites https://journal.firsttuesday.us/forms-download-2/, https://eforms.com/ & a different membership approved and dues paid for another nationwide real estate Multiple Listing Service with e-signatures and IDX feed as paid options along with other features my Affiliate link https://www.mystatemls.com/join.html?signup&r=218395-676f0516a do not use any forms that have a copyright unless you have a right to use them... and some forms although FREE per both sites above, I noticed... might need to use in conjunction from both sites potentially and may need to generate the appropriate forms required yourself to have the appropriate statutory requirements for California. Use at your own risk. They intentionally make it difficult to NOT be a Realtor as of now in many ways and more costly....
